ePlan is an electronic plan lodgment and validation system developed by NSW Land Registry Services (NSW LRS). For registered surveyors, it provides a fast, secure and efficient way of processing land title plans.

How to access ePlan
ePlan is accessed through the NSW LRS Online portal . To gain access to the ePlan electronic plan lodgment facility you must be an approved person and must apply for and be issued with a userid and password. Download the instructions and application form for more information.
A person approved to lodge plans can be:

a NSW registered surveyor;
-
a nominated representative of a surveyor’s company; or
-
an authorised representative of a government agency.
Once you have registered and received an ePlan user ID and password, your account will initially have Level One access to the ePlan system. To obtain Level Two or Level Three access, NSW LRS will assist you with a test submission to confirm that your electronic plans meet the necessary file specifications.
Level One:

Lodge plans for pre-examination only.

Access is granted with each user ID.

Allows users to lodge test data to check that their electronic plans meet the file specifications.

LandXML: The preferred format for digital plans
LandXML (LXML) is replacing TIFF as the preferred file format for ePlan submissions. LandXML services are available with Level Three ePlan access.
