An electronic Certificate of Title (eCT) is an electronic record of land ownership, and is part of the electronic conveyancing (eConveyancing) process.
An eCT is issued by NSW Land Registry Services (NSW LRS) to an authorised deposit-taking institution — typically a mortgagee — when a dealing is registered. The eCT records the party that has control of the right to deal (CoRD) in the land in the title and has the authority to consent to the registration of subsequent interests in the land; the party who has CoRD is noted at the top of every eCT, as shown in the example below.

CoRD Holder Consent
For titles where an eCT has been issued, the party with CoRD must lodge a CoRD Holder Consent to allow the registration of paper registry instruments, plans and ePlans against the title.
For electronic transactions, the CoRD Holder Consent is created in the electronic workspace of your ELNO provider.
What is a CoRD Holder Consent?
A CoRD Holder Consent is a document providing consent to the registration of registry instruments and plans. It is the electronic equivalent of making the certificate of title available for a transaction.
The CoRD holder is required to obtain details about the dealings and parties involved in the transaction before preparing the CoRD Holder Consent for both paper and electronic lodgments.

How to complete the CoRD Holder Consent
For paper transactions
1. Complete a Request for CoRD Holder Consent eForm, available via the general forms page under “R” for Request.
2. Send the completed form to the CoRD Holder, not to NSW LRS.
3. The CoRD Holder will prepare and lodge the Cord Holder Consent with NSW LRS through their Electronic Lodgment Network Operator (ELNO).
For electronic transactions
The CoRD Holder Consent is created in the electronic workspace of your ELNO for electronic transactions.
Changing CoRD Holder Consent
Once a CoRD Holder Consent has been lodged, it can be changed by the consenting party through their ELNO platform providing dealings for the case have not been lodged. Simply edit the consent within the electronic workspace to do so.
Note: NSW LRS cannot edit or amend a CoRD Holder Consent.
Withdrawing CoRD Holder Consent
NSW LRS can only manually withdraw a CoRD Holder Consent for paper dealings and plans on request by the consenting party or their ELNO:
- If the subscriber requires withdrawal in cases where the transaction will not proceed
- Where a CoRD Holder Consent has been lodged through an ELNO, then proceeds in the paper channel, but then is decided to proceed in eConveyancing via an ELNO.
A CoRD Holder Consent for paper dealings cannot be withdrawn electronically.
