From 8 October 2021, NSW LRS have enabled customers to make alterations to the surface of electronic dealings, eliminating the need for paper dealing forms to be submitted. NSW LRS will send customers a copy of lodged electronic dealings with all requisitions and advise customers where electronic dealings can be amended.
Amending electronic dealings
If an electronic dealing requires a minor alteration, then the requisition may be satisfied by amending the electronic dealing provided to the customer in the requisition email. Please consider the following when making alterations:
- alterations must be made by striking through the matter intended to be altered and not by rubbing, scraping or cutting the surface of the paper or by using correction fluid
- signatures or initials noting alterations by interlineation or the striking through of matter must be placed in the margin as near as practicable to the alteration
- in addition, the name of the person noting the alteration must be printed in cases where:
- the person initials an alteration, or
- the person notes an alteration by signature, but the person’s name cannot be clearly ascertained
- the date of the alteration must be included.
As a guide, changes to lease details such as lease terms, commencing-terminating dates, option to renew, provisions of lease, type of payment may be considered as minor alterations.
Please note, if a required amendment alters the nature of the electronic dealing it will be considered a major alteration and will require new certification by the Subscriber. If an electronic dealing requires a major alteration, the dealing cannot be amended. The dealing will have to be withdrawn, and a new dealing must be lodged through an Electronic Network Operator (ELNO).
As a guide, changes to the title reference, document name (Dealing with Exception), affected interest or dealing number, and names of involved parties may be considered as major alterations. NSW LRS will be evaluating each case and determining if a case involves a major alteration.
What will I receive in a requisition email?
Requisitions are delivered to the email address associated with your ELNO account. Customers must ensure their address details are correct and kept up to date.

The requisition email received may include:
- Issues which need to be addressed before the case can proceed to registration
- Copies of the current version of the electronic dealing(s) lodged with NSW LRS
- Only copies of structured electronic dealings (mainstream and residual) and the coversheet for Dealing with Exception will be included in the requisition email
- NSW LRS will send a copy of all electronic dealings in a case even if less than all of the case require amendment. Please note, only the amended copies of the electronic dealings require be re-submitted to NSW LRS.
- If your dealing has been requisitioned and amended multiple times, the most recent version of the dealing will be emailed back to you
- Attachments to the electronic dealing(s) will not be included in the requisition email
- Link to the NSW LRS Secure Upload Portal to allow lodging parties to provide responses to requisitions electronically.
Can I submit a substitute paper dealing form when my dealing requires minor alterations?
From 8 October 2021 the new process will be enabled, and customers can amend the electronic dealing as per the new process. Where major alterations are required, the dealing will have to be withdrawn, and a new dealing must be lodged through an Electronic Network Operator (ELNO). In order to allow customers to transition to the new process, where minor alterations are required, customers are able to submit substitute paper dealing forms for minor alterations until 18 October 2021.
From 18 October, all dealings requisitioned for a minor alteration must be amended on the surface of the electronic dealing in accordance with the new process as set out above.
Practice reminder for Dealing with Exception
We are sharing key points on Dealing with Exception to resolve common questions we see during the online lodgment process.
When lodging a Dealing with Exception, the Document Type selected, and the Land Title provided via the ELNO workspace will determine the type of transaction and folios affected by the dealing in the Register. Therefore, it is important for customers to select the correct document type to match the dealing attached and to insert all affected land title references in the ELNO workspace as stated on the attached paper dealing form. NSW LRS include the title reference and document name stated on the cover sheet as part of the examination of the case.
Where the dealing affects a servient and dominant tenement, all relevant titles must be entered in the workspace. Where the dealing affects a LF title, only enter the LF title in the workspace. Reference should be made to all head titles and LF titles on the attached paper dealing form.
How do I respond to my requisition?
The Secure Upload Portal allows electronic responses to requisitions raised by NSW LRS for all parties other than surveyors (who use ePlan instead).
Please note, only the electronic dealings which have been amended require to be re-submitted to NSW LRS.
